Bid on property

This lot contains royalty interests (producing minerals, 1.44 NRA) under two tracts totaling 1.4412 net mineral acres in Sections 21 and 28, T1N-R67W, Weld County, Colorado, paid on thirty (30) producing wells and two (2) shut-in wells with laterals in Sections 16, 21, 22, 28 and 33. Every horizontal is operated by Occidental (Kerr-McGee Oil & Gas Onshore LP) of Houston, Texas; the Yoxall Farms D 1 vertical is operated by KP Kauffman Company of Denver, Colorado.

The wells are Niobrara and Codell horizontals in nineteen (19) drilling and spacing units and wellbore spacing units: the Schrute unit (10 wells, Orders 407-3232, 407-3323 and 407-3691), the Marrs unit (3 wells, Order 407-2181), the Howard 28 W2 unit (2 wells, Order 407-863), the D&C 35 unit (2 wells, Order 407-889) and fifteen (15) further Howard, Xcel, D&C Farms and Yoxall units, most of them governmental well-spacing units with no order. Combined, the thirty producing wells have produced an average of approximately 365 BOPD and 7,300 MCFPD over the past six (6) month reported period (March to August 2026).

The Schrute Farms 9-1HZ and 9-2HZ permits in the Schrute unit expired on December 16, 2024 without being drilled and are not counted in this lot.

What this lot offers

The properties in this lot, by drilling and spacing unit. Nineteen units pay on the two tracts; two of them (Xcel and Howard 28N) take in both tracts, so their stated decimal is split by the tracts’ net royalty acre ratio.

Units are the drilling and spacing units or wellbore spacing units that the operator pays on; GWA marks a governmental well-spacing unit with no Commission order. The stated NRI is the Kerr-McGee transfer order of Aug 9, 2016 (Schrute and Marrs from operator pay detail, Yoxall D from TRP division order records). NMA does not add across rows: T168 (0.412 NMA) sits in six units and T169 (1.0292 NMA) in fifteen. Lot total: 2 tracts, 1.4412 NMA.

Both tracts are held by production under one-eighth leases from Yoxall Farms, Inc. to T. S. Pace (Sec 21 SE4, May 11, 1979; Sec 28 N2 and SW4, Feb 28, 1970), read Nov 4, 2026; NMA per the Cobalt and Pinto deeds and the Property 1039 closing statement. NRA is (royalty ÷ 12.5%) × NMA, so at the 12.5% lease royalty it equals the NMA (1.4412 for the lot). The NRA ratio, 28.5873% to T168 and 71.4127% to T169, is how a stated division order decimal on a unit that takes in both tracts (Xcel and Howard 28N) is split between them; both leases are one-eighth, confirmed from the recorded leases on Nov 4, 2026.

30 producing wells and 2 shut in across nineteen units

Select any well to open its card. The nineteen units hold 32 wellbores with a current TRP line: 30 producing per Enverus and 2 shut in. Each well is grouped under the unit that pays it, with the order or spacing basis and the unit size. Each card shows the stated division order NRI and the calculated NRI (tract NMA ÷ unit acres × royalty) for each tract. First production is the first month Enverus shows oil or gas; volumes are gross 8/8ths, March to August 2026.

Why listed
These seven wellbores appear on the Aug 9, 2016 Kerr-McGee transfer order with a TRP decimal and are now plugged and abandoned. They show that the same tracts were paid on earlier vertical development in Sec 21 E2 (Order 407-87, 320 ac), Sec 28 and the Dry Creek 31-27 unit.

Status codes (ECMC, read Nov 3, 2026): PR producing; SI shut in; PA plugged and abandoned. Howard 28C-21HZ has been shut in since Apr 1, 2026 and D&C Farms 35C-33HZ since May 1, 2025; Xcel 32C-22HZ returned to production Nov 1, 2025 after a shut-in, so its revenue window is nine months. Yoxall Farms D 1 shows SI Jul 1, 2026 on ECMC although Enverus still reports small volumes. Formation is the Enverus producing formation; six-month volumes are Enverus monthly production (Mar to Aug 2026). The Order column is the spacing basis for the unit: a Commission order number, or GWA for a governmental well-spacing unit with no order. Stated NRI: Kerr-McGee transfer order Aug 9, 2016 (Schrute and Marrs verified against operator pay; Yoxall D from TRP division order records, unverified). Calculated NRI: tract NMA ÷ unit acres × 12.5%, the TRP rule for Colorado. No well in this lot has an Enverus true vertical depth on file, so there is no 3D block diagram for these units.

Method: each tract legal (Cobalt Oil & Gas special warranty deed, Exhibit A) was drawn as an aliquot part of the BLM CadNSDI section polygon (BLM PLSS). Quarter and quarter-quarter lines are drawn at the midpoints of the BLM section corners, so they are close to, but not the same as, surveyed aliquot lines. Unit lands are from the division order legal descriptions and ECMC orders; a tract is in a unit when its legal overlaps the unit lands.
